A HELOC keeps the first mortgage untouched at its original rate and draws only what is used, while a cash-out refi replaces the whole loan at today's rate. The right pick depends on the spread between the current note rate and today's rates, how long the borrowed cash will be outstanding, and closing-cost recovery.

    HOA dues, assessments, and collections

    Unpaid HOA dues escalate faster than most credit-card debt: late fees stack monthly, associations can place a lien on the home in most states, and a special assessment for a roof or facade can add tens of thousands overnight. HOA collections do not typically hit the credit bureaus directly, but a lien and the resulting DTI hit will surface at every underwriting.
